Cape San Blas · Indian Pass · Port St. Joe · WindMark · Gulf County
The Cape, the Pass, and the Port.
Vacation-rental campaigns and listing films for the Gulf-front and bay-front homes of Cape San Blas and Indian Pass; builder, developer and commercial media for Port St. Joe and WindMark Beach. One crew, planned around a west-facing shoreline, a state park, a wildlife refuge, and a county split between two time zones.
What We Produce Here
Two Markets On One Bay
The Cape and the Port share a county, a tourist council and a shoreline, and they buy different media. On Cape San Blas and Indian Pass the client is usually a rental manager or an owner with a weekly-rental home to keep booked, or an agent with a Gulf-front listing competing at the top of the county's market: rental campaigns, listing films, HDR photography and the aerial that shows the house between the Gulf and St. Joseph Bay. In Port St. Joe and at WindMark Beach the client is more often a builder, a developer or a business — progress documentation on a new phase, model-home and amenity media, bayfront commercial work.
One crew produces both, and the two are close enough to share a production day.
- Vacation-Rental Campaigns — Photography, film and vertical reels built for weekly-rental homes competing on the platforms and on direct-booking sites.
- Listing Films + HDR Photography — Gulf-front, bay-front and Cape homes presented the way a buyer decides — the house, the beach walkover, the water on both sides.
- Drone + FPV — FAA Part 107 aerials launched from private property outside the park and refuge boundaries; FPV passes through the house and out to the deck.
- Builder + Development Media — Monthly progress aerials, finished-home coverage and amenity media for WindMark, Port St. Joe infill and Cape construction.
- Commercial + Hospitality — Bayfront businesses, inns and destination marketing for a county that promotes itself on sunsets and dog-friendly sand.

Why The Production Is Different
Planned For This Coast, Not Copied From Another
We Shoot The Sunset The Cape Actually Has
Gulf County's own tourist council calls it the only Panhandle county with a westward-facing sunset — and it is the Cape that faces west. A sunset-over-the-water exterior is a shot we can plan here for most of the year, and we schedule the twilight session to use it.
We Know Where The Park Ends
The northern half of the Cape is T.H. Stone Memorial St. Joseph Peninsula State Park, and the view across Indian Pass is a federal wildlife refuge. No aircraft takes off or lands inside either. Aerials of homes beside them are flown from private property outside the boundary — planned that way from the start.
One Production, Both Sides Of The Bay
A rental campaign on the Cape and a progress shoot at WindMark are under half an hour apart and can share a production day. Ground, gimbal and aerial run as one crew, and every shoot delivers horizontal and vertical cuts from the same visit.

Four Ways We Work In Gulf County
Where We Work Here
Five Places, Two Kinds of Work
Cape San Blas
The peninsula between the Gulf and St. Joseph Bay: elevated Gulf-front and bay-front rental homes on the southern half, ten miles of protected state-park beach on the northern half. Rentals, listing films, drone and FPV.Indian Pass
The Old Florida end of the county, where the road ends at the St. Vincent refuge ramp. Rental homes with a refuge for a view; aerials launched from the lot and kept clear of the refuge.St. Joe Beach
Gulf County's share of the shoreline it continues from Mexico Beach, across the county line and an hour ahead on the clock. Rebuilt, elevated homes on the Gulf; rentals and listings.WindMark Beach
The St. Joe Company's master-planned community on St. Joseph Bay north of town, with new phases built by D.R. Horton. Progress documentation, model-home and amenity media, and the bayfront listing work that follows.Port St. Joe
The working bayfront town and county seat. Builders, developers, commercial and hospitality — and the residential listings of a growing town. More on the town below.Verify It Yourself
Part 107. Insured. Real Projects Only.
Certified and insured for commercial drone work — which on this coast matters most at the park and refuge lines. The equipment list and four-step process are on the About page. The Portfolio page shows real client projects only — nothing staged, nothing stock, and nothing attributed to a place it was not shot.
The Cape
Half Peninsula, Half Park
Cape San Blas sits on St. Joseph Peninsula between the turquoise Gulf and the calm, shallow water of St. Joseph Bay. Its northern half is T.H. Stone Memorial St. Joseph Peninsula State Park — ten miles of white beach and tall dunes that Hurricane Michael cut in two in 2018. The park has rebuilt since — campground and bayside cabins open again — and the Cape's development simply stops where the park begins. For a listing or a rental beside it, that boundary is the backdrop: protected beach at the end of the road, and no neighbors to the north, ever.
Gulf County markets its beaches as pet-friendly, and a dog on the sand is the norm here — which is why so many Cape rentals photograph with one. The peninsula is one of the Panhandle's densest loggerhead nesting beaches by the state park's own account, so from May through October the turtle-season lighting rules on this coast shape a shoot: no added light toward the water after dark, twilight exteriors planned as ambient frames — and the county's Leave No Trace rule means nothing stays on the sand overnight.
The Port & The Bay
Port St. Joe & WindMark
Port St. Joe is the county seat and its working waterfront, on the mainland shore of St. Joseph Bay across from the peninsula. The Cape San Blas Lighthouse was moved into George Core Park downtown in 2014 and is now the town's landmark. North of town, WindMark Beach is the St. Joe Company's master-planned bayside community on St. Joseph Bay — the BeachWalk trail along the water and new phases of D.R. Horton homes. That is where the building and development on this coast concentrates, and where monthly progress aerials earn their keep.
Two facts of life for scheduling. Gulf County is split between two time zones (by the county's own account, the only Florida county that is), and its coast — Port St. Joe, the Cape, Indian Pass, St. Joe Beach and WindMark — keeps Eastern time, an hour ahead of Mexico Beach across the county line. And many Cape managers advertise weekly stays with weekend turnovers, so a rental shoot is booked into the gap between guests, not around them.
How a Shoot Works Here
Between The Guests, Inside The Lines
Between the Guests
The owner or the rental manager says yes, and on a rental we book the shoot between guests. The Cape has no community-level photography policies like the 30A towns, so the approvals are simpler — but the state park and the refuge are hard boundaries, and we plan the shot list from the property line outward.
County Rules
Gulf County's beach rules run lighter than Walton's — a Leave No Trace rule the county promotes, leashed dogs welcome on the sand outside the state park, and turtle-season lighting limits from May through October — and we confirm the current county requirements before any production that goes onto the beach itself.
Park Line, Refuge Line
Aerials here are Part 107 operations like anywhere else, with two hard lines drawn on the map. Florida's park rules prohibit take-off and landing inside T.H. Stone Memorial St. Joseph Peninsula State Park, and federal refuge rules do the same on St. Vincent Island, so aerials of park- and pass-adjacent homes launch from private property outside those boundaries. By the FAA's published boundaries, Tyndall Air Force Base's restricted areas and its national-security no-drone zone end west of Mexico Beach's city limit; the Cape and Port St. Joe lie outside them but under Tyndall's military operations areas, which do not restrict a Part 107 flight but do mean low, fast military traffic — one more reason we read the current sectional and NOTAMs before every flight and confirm what is flyable at your address before we quote it.
West Light, Eastern Time
Eastern time on this side of the county line. Sunset over the Gulf for most of the year on the Cape's west-facing beach, which is the shot we build the twilight session around. Turtle season limits added light after dark from May through October. Hurricane season peaks around the tenth of September, so pre-season rental refreshes and monthly progress flights are scheduled around it — and after a storm, the rebuilt-and-elevated homes are exactly the ones that need new media.
FAQ
Gulf County, Answered
Can you fly a drone next to the state park on Cape San Blas?
Yes, from private property outside the park boundary. Florida's park rules prohibit any aerial apparatus taking off or landing inside a state park, so the aerial of a park-adjacent home is planned from the home's own lot, and the park's beach appears in the frame as the backdrop it is.
Do you photograph vacation rentals on the Cape and Indian Pass?
Yes — it is the core of what we do here. Rental campaigns for managers and owner-operators: photography of every room and the outdoor living, a property film, aerials that show the Gulf and the bay, vertical reels for the platforms, and the beach walkover and the dog-friendly sand that families book this coast for. We shoot in the turnover gap between guests.
What is the difference between shooting in Port St. Joe and on the Cape?
Mostly the client and the subject. The Cape is rental homes and Gulf-front listings; Port St. Joe and WindMark are builders, developers, bayfront businesses and the residential listings a growing town produces. Same crew, same day if you like — the two are roughly half an hour apart — but the deliverables are planned for different buyers.
Do you cover Mexico Beach too?
Yes. Mexico Beach is next door across the county line in Bay County — Central time, an hour behind Port St. Joe — and it is a direct market for us, with Tyndall's airspace to plan around. Its section is on the Locations page.
When is the best time of year for exteriors here?
Spring and October for clear light and comfortable temperatures; the Cape delivers a sunset over the water in any month. Summer brings afternoon storms and the turtle-season lighting rules; mid-August through mid-October is the peak of hurricane season, which we schedule around rather than through.
